Terms of use
Using this website, or sending a request through it, means you accept the terms below. They describe what Markham Windows does and where its role stops. This draft is being reviewed by a lawyer before launch.

The service: referrals, not installation
Markham Windows passes window, door and glass jobs from Markham and nearby York Region to independent professionals. When you describe a job, we look for an independent professional who handles that kind of work at your address and forward your request. You pay us nothing. We may be paid by the pros we refer to; that payment gives us no role in what you and a pro agree.
We are not a glazier, a contractor or a retailer. We hold no stock, send no one to measure and do none of the work.
Your contract is with the pro you hire
Once a pro contacts you, the arrangement is between the two of you:
- The price, scope and schedule in any quote are set by the pro.
- A contract binds you and the pro alone; Markham Windows cannot vary it or make either side keep it.
- Workmanship, materials, liability insurance, conduct on site and any building permit are the pro's responsibility.
- Any warranty is given by the pro or the product's manufacturer, never by us.
- We aim to refer you to someone suited to the job and we follow up when requests stall, but we don't direct how pros work and can't promise one will be free when you need them.
Before agreeing, get the quote on paper with the scope set out: whether the sealed unit or the whole window is being replaced, retrofit insert or brick-to-brick, and who handles trim, caulking and removal of the old glass.
Estimates and contracts signed at home
A figure based on photos is provisional. Measuring can reveal different glass, a soft frame or harder access, so agree any change in writing before work begins. Ontario's Consumer Protection Act restricts how much a final bill may exceed a written estimate without your consent (McMillan LLP overview). If you sign an agreement in your own home, you generally have a set period to cancel; read Ontario's rules for door-to-door and home service contracts.
Heritage permits, grants and condo approvals
Heritage permits and heritage grant decisions belong to the City of Markham, and changes to condo common elements belong to the condo board. We don't decide any of them and can't predict the result. A pro's quote may form part of your application, but approval is up to the City or the board.

Limits of liability and changes to these terms
So far as the law permits, Markham Windows bears no liability for a pro's work, products, prices, delays or behaviour, or for any loss arising under an arrangement you make with a pro. The site comes as is: there may be outages or mistakes, and we fix mistakes once we know about them. Consumer rights that Ontario law says cannot be waived are unaffected by anything here.
