Start with the problem: fogged, cracked, stuck or drafty
Haze trapped between the panes
Haze that stays put when you wipe both sides is a failed edge seal. Usually the glass unit alone is replaced, not the frame.
Cracked or broken glass
A branch, a stray ball or a sash that slammed shut. Cover it for now; a new pane or sealed unit is made to measure after.
Stuck, stiff or letting in a draft
A crank that spins, a sagging hinge or a latch that won't pull the sash tight. Usually a part, not a window.

Replacement windows
For frames that are rotting, warped or leaking. No City building permit is needed when the opening size stays the same, but heritage districts need a heritage permit.
Casement windows
The crank-out window. Its operator, hinges, weatherstripping and sealed unit are separate parts, and each can usually be replaced on its own.
Bay and bow windows
One fogged unit in a bay can usually be replaced on its own. A sagging seat or roof is a bigger job.

Heritage permit and grant
In Unionville, Markham Village, Thornhill and Buttonville, window changes need a heritage permit first. The guide covers the rules and the 2026 grant.
Original wood sash
The district plans ask that original frames and sash be repaired rather than replaced, and Markham Village's plan asks for original glass to be reused.
Arched, transom and foyer glass
Half-rounds, eyebrows, transoms and two-storey foyer units need a custom sealed unit, matched grilles and sometimes a lift. The frame often stays.
Part or whole
Is it the part, or the whole window?
A part or a new unit is usually enough when
- Only the half-round or one casement has fogged
- The operator strips, but the sash closes tight by hand
- A slider drags on worn rollers, not a bent frame
A whole window or door earns its place when
- Water has stained the drywall below the sill
- Units are clouding along a whole side of the house
- You want a builder-grade slider changed to a casement
