A younger housing stock than Markham's

Markham built most heavily from the early 1980s to the mid-2000s. Stouffville's busiest years came later, in the late 2000s, and it has kept adding homes since. Houses from that period generally have sound windows only now showing their first faults. Keep that in mind if anyone suggests replacing the lot: in a home this age, the frames are usually fine, and the trouble is often one unit or one part.

Early seal failures and what to check first

A sealed unit can fail well before its neighbours; a flaw in the edge seal or a knock during construction can be enough. Before asking for a quote:

  1. Wipe both sides. If the moisture comes off, it's condensation, not a failed seal.
  2. Find the maker's name, on a frame sticker or stamped on the metal strip that separates the panes.
  3. Check your paperwork. If you're the first owner, a window warranty may still apply, so ask the maker.

If the seal has failed and no warranty applies, a new sealed unit in the existing frame is the usual fix.

Broken glass and storm damage

Winter here can bring blowing snow and poor visibility; York Region warned residents about snow squalls in January 2026. When glass breaks in a storm, take it in order: keep people clear of the edges, photograph the damage for your insurer, cover the opening with plastic or board, then have the glass replaced to size. Doors and screens

  • Storm doors: closers, sweeps and new glass or screen inserts; storm door glass must be safety glass.
  • Patio doors: sliders that drag or won't lock usually need rollers or a keeper, not a new door.
  • Window repair: casement cranks, locks and hinges replaced without a new window.
  • Screens: torn mesh rescreened, and missing screens made to size.
