Replacing a patio door: same opening, new style or a bigger view

One question decides how a new patio door goes into a Markham home: will it fit the opening you already have? A same-size swap is a straightforward replacement. A wider opening, or a window cut down into a door, changes the wall and brings the City in. If your door only drags or won't lock, a repair may be enough. Opening first

Same-size swap or a new opening? Why it matters in Markham

The City of Markham lists replacing doors with no change to the size of the rough opening among projects that don't need a building permit. Adding, removing or altering a structural wall, or replacing an exterior wall, does need one (City of Markham building permits).

A slider traded for a same-width slider or garden door is a replacement. Widening to French doors, or taking a window down to the floor, changes the wall and header, so check with Markham Building Standards first.

How it goes

Timing, weather and install day

  1. Measure and choose

    The installer measures inside and out, checks sill and floor heights, and confirms style, glass and hardware. The written quote should cover trim and caulking.

  2. Wait for the door

    Doors are built to order. The opening stands open for part of the day, so mild, dry weather suits it.

  3. Install day

    The old door comes out, the sill is flashed, and the new frame is set level and sealed.

Sliding patio door

The moving panel runs behind the fixed one and never swings, so it suits a table set close to the door.

Garden door

A hinged door beside a fixed panel or sidelight. It opens wider than a slider, often with a multipoint lock.

French doors

Two hinged doors opening from the middle for the full width. They need clear floor space to swing.

Tilt-and-turn door

Swings open like a door or tilts in at the top for air. Worth a look where a slider feels light.

Glass

Safety glass and glass options

The Ontario Building Code treats sliding door glass as a safety-glass location, so it must be tempered or laminated (2012/2017 text; your installer works to the current edition). A complete ENERGY STAR door can count toward Ontario's Home Renovation Savings program, which generally runs through a home energy assessment; check its current rules first.

Other choices are double or triple glazing, low-E coatings and grilles between the panes. In Cornell and Angus Glen, planned to look like older towns, ask for grilles that line up with the windows', or do both at once with replacement windows.

  • Same opening, or widened with permit and structural work
  • Sill and subfloor condition once the old door is out
  • Trim, capping, caulking and removal of the old door

Screens and security for patio doors

Sliders come with a sliding screen; garden and French doors take a retractable or hinged one, so decide before ordering (see screen doors). For security, ask about a multipoint lock, and lay a security bar in a slider's track so the panel can't move if the latch is forced.

Heritage districts

Heritage district homes: rear elevations and approvals

In Unionville, Markham Village, Thornhill and Buttonville, exterior changes need a heritage permit. The district plans say new doors should only go on the rear or other inconspicuous elevations, and that original openings shouldn't be altered for modern stock sizes (Buttonville district plan).
