A mid-1990s community coming of age
The first streets here are now old enough for original sealed units to lose their seals, and the later ones are following. Many houses in Markham's planned communities have grilles, the colonial-style bars that divide the glass into panes, sealed between the two layers of glass. When a unit fogs, the new one needs the same pattern, bar width and colour, or the difference shows from the street. Pros can match these, but only if they know what's there before ordering.

Patio and garden doors

Why are windows in my Berczy home fogging?
Fog between the panes means the seal around the sealed unit has failed and moist air has got in. In a house from the mid-1990s or early 2000s, that's ordinary wear on the original units, not a sign of a problem with the house. Can grilles-between-glass be matched when a unit is replaced?
Usually. The pro orders the new sealed unit with grilles in the same pattern, bar width and colour as the old one. Send a close-up of a corner of the glass and a photo of the whole window, and mention whether the bars look flat or rounded.
Is my Berczy townhouse part of a condo corporation, and does that change who approves windows?
It might be, and it does. If the townhouse is part of a condominium corporation, windows are usually common elements, so the board has to approve changes first. Water beads on the inside of my windows in January. Is the seal gone?
Probably not. Condensation on the room side of the glass, the kind you can wipe away, comes from warm, humid indoor air meeting cold glass. Lower the humidity, run the bathroom and kitchen fans, and keep blinds open enough for air to reach the glass. If the moisture is between the panes and won't wipe off, the seal has failed.
Can torn screens be rescreened, or do they need replacing?
Most can be rescreened. If the frame is straight and the corners are intact, the pro replaces the mesh and spline and the screen goes back in. A bent frame, broken corners or a missing screen means a new one made to size. A photo and the window type are enough to start.
