Common failures: closers, pivots, hinges and locks

Slams, or won't close

The closer controls both. Its speed can usually be adjusted, but one that leaks oil or has lost its power needs replacing.

Drags on the latch side

Worn hinges, a loose pivot or a door that has dropped in its frame. Left alone, it scrapes the threshold and strains the closer.

Won't latch or lock

The latch and strike may be out of line, or the lock is worn. On a frameless door, a loose patch fitting, the clamp holding hardware to the glass, does the same.

Replacing glass in an aluminum or frameless door

An aluminum-framed door holds its glass in with removable stops. If the frame is square, the light is replaced on its own. Door glass is safety glass, so the replacement is made to your measurements rather than cut on site.

A frameless door is the glass: pivots, patch fittings and pulls clamp onto a tempered panel, so a crack means a new panel with the same hole pattern and sound hardware moved across. Interior office doors are on the glass partitions page; house doors and sidelights under door glass.

In an office park off Highway 404 or 407, staff and visitors still need a way in; in a plaza unit, the door is the shop.

  1. Describe it with photos

    The whole entrance, a close-up of the closer or damage, and what the door does, so the pro can bring the right part the first time.

  2. Share your hours and rules

    Say when the building is quiet and what the property manager requires.

  3. If the glass breaks after hours

    Ask for a board-up so the building can be locked. We pass that request on; it isn't a guaranteed call-out.

Sliding and swing operators, push-button openers and their sensors are specialist equipment. Some commercial glaziers service them; others handle only glass and manual hardware. Say the door is automatic, and whether it slides or swings, so it goes to a pro who services operators. Tell the property manager too, since the building may have a service arrangement.

When a new door system is the better call

A closer or a new light in a sound door is usually the sensible first step. A new door and frame earn their cost once the frame has been knocked out of square, when parts for an older system are no longer made, or when a new tenant needs a wider opening or an automatic operator.
