Vinyl and hybrid windows: good fit, with one Markham exception
Nearly half of Markham's homes went up between the early 1980s and the mid-2000s, and for most of them a vinyl (PVC) window is the sensible replacement: made to measure, paint-free and able to carry their grille patterns. The exception is a heritage building in one of the four districts. We have no frame to sell, so we connect you with an independent local installer who quotes what your house suits, vinyl or not.

Where it fits
Why vinyl is the common choice for newer homes
Many houses built here from the 1980s on already have vinyl casements, often with grilles between the glass, so like-for-like keeps the street's look. Vinyl can go in as a retrofit inside the old frame or brick-to-brick when the frame is failing; our replacement windows page compares the two.
Quality varies: look at the welded corners, reinforcement and sealed unit on a sample.
Finishes
Colours, interior finishes and hybrid frames
Dark exteriors
Black and other dark colours are factory-applied as a coating or cap, often over a light interior. Ask whether the frame is built for sun on a south or west wall.
Wood-look interiors
Laminates give the room side a wood grain while the outside stays low-maintenance.
Hybrid frames
A vinyl body with an aluminum-clad exterior, or vinyl paired with fibreglass or wood. They usually cost more and suit openings that need a slimmer or stiffer frame.
Grilles
Grilles: between the glass, simulated divided lites, none
Grilles do more than anything to make a new window look right on a Markham house.
Between the glass
Bars sealed inside the unit. Easy to clean and common on 1990s and 2000s houses; from outside they read as flat lines.
Simulated divided lites
Bars fixed to both faces of the glass, so the window casts shadows like true divided panes. Worth asking about in Cornell or Cathedraltown, which were planned to look like older towns.
None
Suits modern fronts and gives the clearest view. Decide for a whole elevation, since mixed styles show.
Heritage districts
Heritage districts: wood units and exterior muntins are expected
On heritage buildings in Unionville, Markham Village, Thornhill and Buttonville, the plans ask for repair of original sash first. Where replacement is truly needed, the Buttonville and Thornhill plans say a double-glazed unit should be made of wood, with the correct pane division and exterior muntin bars, and that snap-in muntins or tape simulations are not acceptable. Unionville's plan, which still says thermopane, asks for real, externally perceivable muntins.

What affects the quote
What goes into a vinyl window quote
A good quote lists each opening. What moves it:
- Number, size and style of windows
- Retrofit or brick-to-brick replacement
- Exterior colour and interior finish
- Grille type and pattern
- Glass: double or triple pane, low-E, tint
Ontario's consumer rules limit how far a final bill can move past a written estimate without your agreement, so get it in writing.
Labels
Rating and certification to look for
Check two labels. Canada uses one national ENERGY STAR standard for windows, with no climate zones, so a quote that mentions a zone is out of date. The performance label shows the window was tested to the North American standard with its Canadian supplement for air, water and wind.
ENERGY STAR also matters for Ontario's Home Renovation Savings rebate, usually through a home energy assessment. New glass in an old frame doesn't qualify; check current rules before ordering.
